Building Regulations Services

 

If you have received planning permission or your project falls under permitted development, it's time to move on to obtaining building regulations approval. Most construction projects require this approval, and failing to do so can result in legal and financial repercussions. Our team at Liba Consulting can create detailed  building regulation drawings for a range of projects including house extensions, loft conversions, garage conversions, offices, and flats.


Making a Building Regulations Application:


With your building regulation drawings and specifications in hand, the next step is to apply for building regulations. There are two options for making this application:


  • Full Plans Application - This is the most common method for obtaining building regulation approval and is appropriate for most projects. Although it may take slightly longer, it provides the added assurance of having your proposals reviewed before construction begins. Upon approval, the construction phase can commence and will be managed by a builder or contractor. A building inspector will visit the site at key stages of the build to ensure that the work meets building regulations. Upon successful completion, a Building Regulations Completion certificate will be issued. This certificate is important and may be required in the future for home insurance or when selling your property.


  •  Building Notice - This option is suitable for smaller projects and often requires no plans to be submitted with the application. Work can begin as soon as 48 hours after notification, but it's important to ensure that the appointed builder is competent and capable of constructing in accordance with the required standards. 


 Building inspectors will still visit the site at each stage of construction and a Building Regulations Completion certificate will be obtained upon satisfactory completion. You can choose to use either the local authority building control service or a privately approved inspector.
