cracks in a masonry brick wall

Crack assessment and remedial works

Cracks in a property can be a cause for concern, not only for aesthetic reasons but also for the structural integrity of the building. At Liba Consulting, we understand the importance of identifying and assessing cracks in a property, which is why we offer specialized structural survey services for the repair of cracks.

Our qualified and experienced surveyors will conduct a thorough examination of the property, including the foundation, walls, floors, and ceilings, to identify any signs of cracking. We will assess the size, location, and direction of the cracks, as well as any changes in the cracks over time. We will also consider the cause of the cracks, which can include subsidence, heave, thermal movement, settlement, shrinkage, and lateral movement.

Once the cracks have been identified, we will assess the severity of the problem and whether the cracks pose a safety risk or are likely to cause further damage if left unrepaired. We will also provide recommendations for any necessary repairs or improvements.

It's important to note that there are different types of cracks that can appear in a building, some of them are:

  • Hairline cracks: They are small and thin, usually less than 1mm wide. They are common in most buildings and are usually caused by thermal movement.
  • Diagonal cracks: They tend to be wider at the top than at the bottom, and they usually run diagonally across a wall. They are often caused by subsidence or movement in the foundations.
  • Stair-step cracks: They are usually wider at the bottom than at the top, and they resemble the steps of a ladder. They are often caused by heave in the foundations.
  • Horizontal cracks: They tend to be wider at the middle than at the ends and run horizontally across a wall. They are often caused by structural problems such as a lack of lateral support in the walls.

If you have noticed cracks in your property and are concerned about their potential impact on the structural integrity of your home, don't hesitate to contact us to schedule a structural survey for the repair of cracks. Our team will work with you to ensure that any necessary repairs are made in a timely and efficient manner, giving you peace of mind.
